PROPERTY MAINTENANCE


We can arrange for any maintenance work or repairs to be carried out at your property. Normally the landlord will be responsible for most repairs including plumbing, heating, electrics, faulty locks, cookers and other appliances left at the property.

All of our contractors have been working with us for many years and are both reliable and professional. We have plumbers, electricians, gas and oil heating engineers, decorators, general builders, carpet and flooring fitters, electrical appliance suppliers etc. We also have trade accounts with several of the areas larger suppliers and can therefore pass on the cost benefits we receive to you.

If you prefer we are able to use contractors that you designate or if you wish you may carry the work out yourself (provided you are properly qualified for the task and have the relevant insurance cover).

We can also arrange for occasional maintenance which may involve for example 5 yearly internal and external decoration or complete carpet replacements.

IMPORTANT INFORMATION ABOUT GAS SAFETY

GAS CAN KILL. It is essential that every gas appliances is inspected and passed as safe and a Landlords Gas Safety Certificate issued. These tests must be carried out by a competent professional who is either from British Gas or is Corgi registered. The penalties for failure to hold a valid Gas Safety Certificate vary from a £5000.00 fine to man-slaughter. The gas system and appliances are required  to re-inspected and a new certificate issued every 12 months.

New gas boiler installations do not technically require a certificate until 12 months after the date it was first commissioned. However we would still recommend that you have a Landlords Gas Safety Certificate issued as we have come across a few new installations which do not comply with current safety regulations.
